Cost, Time, and How it Works

Fees:

40% of the EMD amount funded at closing ($1,500 minimum fee)
That means if your deal closes, we receive our original EMD amount back plus 40% at the closing of your deal.
For EMD funding only we charge a $250 transaction coordination (TC) fee prior to funding, which covers document preparation and file management. If your deal closes, we will credit this cost back to you.
If your deal does not close, you’re only responsible for the $250 (TC) fee. No percentage fees are charged.

Example:

If we fund a $5,000 EMD, and the deal closes, the total amount due at closing would be $6,750 ($5k EMD + $2k fee = $7k) - $250 credit (TC) fee returned.

How it works:

EMD is usually funded within 24–48 hrs, but we’ve completed deals in as little as 15 min.
Funds are wired directly to the title company or closing attorney handling your transaction.
We only fund EMD during the inspection/due diligence period. If you have no inspection period or the EMD is non-refundable we will not fund your deal.
We can fund to an end buyer if you and the seller sign an addendum making the inspection period go through the close of escrow. All details will be sent when your deal is submitted.

Fees:

Up to $500k: 1.50% of funding ($1,500 minimum fee)
$500k – $1M: 1.75% of funding
$1M – $1.5M: 2.00% of funding
Additional Fees: If your closing requires extra days beyond the agreed funding timeline, an additional 0.5% per day will apply.
If the deal does not close, no tiered or percentage fees are charged.
